Sawgrass Point is located in the City of Gonzales (Ascension Parish), approximately 20.7 miles southeast of Downtown Baton Rouge and approximately 59 miles northwest of Downtown New Orleans. According to the U.S. Census Bureau, the Ascension Parish was the second-fastest growing parish in Louisiana between 2010-2019, at 18.08%. Further, the Ascension Parish has the highest median household income in Louisiana by parish, at $82,594. According to Claritas, the demographics of the neighborhoods surrounding the property generally exhibit more robust population growth patterns and household income levels than the Baton Rouge MSA. Population growth within a 3-mile radius, at 18.57%, during the period 2010-2022 exceeds that of the Baton Rouge MSA, at 4.69%, during that time period. Moreover, estimated population growth within a 3-mile radius of the Project, at 4.08%, during the period 2022-2027 exceeds that of the Baton Rouge MSA, at 1.1%, during that time period. 

According to the Appraisal, the immediate area around Sawgrass Point is projected to experience continued growth over the near term with respect to population and income levels. As noted by the Appraisal, it is anticipated that demand for the Project will remain positive. The property is well-located, in close proximity to area employment centers, supportive commercial and retail development and major roadways. Interstate 10 Louisiana (approximately 0.5 miles south) is a 274.4-mile east-west Interstate Highway that traverses the New Orleans CBD and provides access to multiple populous cities within Louisiana, including New Orleans, Baton Rouge, Lake Charles, Lafayette, and Metairie. Our Lady of the Lake Ascension, a 78-bed acute care facility, approximately 1.2 miles southeast, employs 475 personnel. Our Lady of the Lake Healthcare System is the largest healthcare employer in the Baton Rouge MSA, employing an estimated 4,500 personnel at its regional medical center in Baton Rouge. Turner Industries’ corporate headquarters is approximately 17.9 miles to the north and is the largest employer in the Baton Rouge MSA, employing an estimated 9,875 personnel and generating a total payroll of approximately $1.42 billion in 2020. Approximately 24.5 miles east of the property is Marathon Petroleum, the third-largest petroleum refinery in the U.S., employing an estimated 920 personnel full-time at the facility. 

The property has access to nearby quality Pre-Kindergarten –12th grade education options and is also located near and benefits from convenient access to a variety of retail options. The Tanger Outlets Gonzales, a 333,463 square foot retail outlet center, is located approximately 1.1 miles west of Sawgrass Point; in-line tenants include Brooks Brother’s, Coach, J. Crew, Michael Kors, Nike, Ralph Lauren, Sunglass Hut, and Tommy Hilfiger. Cabela’s, a 167,000 square foot free-standing outdoor sporting goods retailer, is located approximately 1.3 miles south of the property. Approximately 0.8 miles south of the Project is a 110,000 square foot free-standing Home Depot. Approximately 3.4 miles northeast of the Project is Cornerview Plaza, a 125,855 square foot community center, anchored by Rouses Market. Additional Cornerview Plaza tenants include Ross Dress for Less, Marshalls, and Ulta Beauty.
