Newly Built, Class-A Industrial Facilities located in Florida and Kansas IPC Industrial Portfolio DST (the Parent Trust) is a newly formed Delaware statutory trust and an affiliate of Inland Private Capital Corporation (IPC). The Parent Trust will indirectly own two industrial facilities in Florida and Kansas (the Properties) that are 100 percent leased to Services, LLC (Tenant).

• Amazon Sortation Center: 278,670 square-foot single-tenant warehouse and cross dock distribution building located at 8250 Logistics Drive, Fort Myers, Florida 33912 (Florida Property)

• Amazon Fulfillment Center: 1,079,327 square-foot single-tenant warehouse and cross-dock distribution facility located at 7130 and 7400 North Broadway Avenue, Park City, Kansas 67219 (Kansas Property)

This industrial facility is used as a sorting center and is expected to create up to 200 full- and part-time jobs in the area. Sort centers are a critical part of the “middle mile” of a package’s journey, as it’s the in-between period of transporting packages between Amazon sites before the last-mile delivery for customers. Packages are shipped to sort centers from Amazon air hubs, gateways, and fulfillment centers. The packages are sorted by zip code before being transported to delivery stations or last-mile delivery partners for customer delivery.

The Kansas Property serves as an Amazon fulfillment center where incoming orders are received, stored, packed, and shipped out to customers. Sellers who use FBA (Fulfillment By Amazon) store their inventory at Amazon’s fulfillment centers. Sellers that sell through Amazon’s platform must conform to Amazon’s standards for packing and shipping products.

Sortation Facility Serving Southern Florida Located in Fort Myers, Florida, just west of the heavily traveled Interstate 75, the Florida Property is a sortation center used for Amazon’s e-commerce business. Interstate 75 connects Port Charlotte/Punta Gorda, Sarasota/Bradenton, and Tampa to the north, as well as Naples to the south. Primary access is provided by State Road 884 (Colonial Boulevard), Daniels Parkway, and U.S. Highway 41. The Florida Property is a brand-new Class A, industrial facility situated on more than 59 acres. Conveniently positioned to serve the surrounding area and southern Florida corridor, the immediate area is heavily populated by industrial developments as well as residential neighborhoods.

The newly constructed fulfillment facility opened in August 2021. The massive building, more than one million square feet, is equivalent to the size of 17 football fields or 10,000 storage units. At the onset, the facility employed 700 associates and is expected to climb to 1,500 employees.17 The Kansas Property is well-positioned near Interstate 35 (north/south) and Interstate 70 (east/west), providing easy access to connecting cities such as Salina to the north and Wichita to the south. Broadway Avenue serves as the main road and features a concentration of industrial development with some residences nearby. With Kansas’ central location in the U.S., the Kansas Property is able to serve several major metros including, Chicago, New York, and Los Angeles.
